Alternatively  changes to the structure of property, such as extensions or additions, can be considered to ensure that the maximum rental or capital potential is achieved

 

The type of sale - the form of marketing -  be it private treaty, private or public auction or tender, need to be assessed for each property or portfolio at that particular time in a dynamic market place.

  

For purchases, the identification of property investments which meet the specific client's requirement is the first stage in the acquisition of property. The negotiations with the vendor or agent are then critical to ensure the optimum deal is achieved. Due diligence assessment of the structure and legal framework of the property are usually carried out by the agent and solicitor working as a team.

 

The negotiations for sale or purchase have, in recent years, extended right through the due diligence and legal phase up to exchange of contracts. The need for a detailed control of negotiations have never been greater to ensure that deals are closed. This ensures that the clients requirements are met and that abortive sale or purchase costs are minimised.
