Particularly during longer leases, both landlord and tenant may find that the terms of a lease are too restrictive in some way and wish to vary them. A landlord may wish to lengthen a lease which would otherwise come to an end. If he is able to do this he will increase the value of his property. A tenant may wish to shorten a lease or to take additional space in a building to permit expansion. There are many reasons for such renegotiations.
